Getting Pre-qualified For Financing is key. Your agent will help direct you to lenders who will have loan products that best fit your needs. It is so important to know how much you can afford according to the lender and what type of loan you will be doing. Not all homes qualify for all loans and a lot of homes out there right now don’t qualify for any loans. You can save yourself a lot of time and heartache by knowing the numbers and loan type you need to work with. Your agent will be able to direct you in your home search much more effeciently having this information. Sellers expect and some require a letter of pre-qualification with any offer.
Stay open minded and realistic and consider the education the agent gives you regarding the market conditions that will affect your purchase. Your agent will show you homes that fit your budget and criteria. When you find a home you are interested in, your agent will pull comparable homes in the area to educate you on what the current market is bringing for comparable homes.
Don’t fall for the myth: Foreclosure’s are not always the best buy. Regardless of what you have been told or seen on television, foreclosure’s are not always the better buy. As a matter of fact, a lot of foreclosure’s have issues that do not allow them to be worthy of a loan and are therefore suitable for cash buyer’s only. There are some reasonable foreclosure’s out there that may work for you. We are just saying, don’t limit yourself by saying you are looking for a foreclosure. Let our agent search for you a home whether it is a foreclosure or not. Don’t miss a good opportunity by narrowing your search.
Don’t be deceived by television shows: It all looks so easy on television. Your agent takes you out, shows you three homes (all well over your price range you have qualified for – very unrealistic), and then you write an offer on one of these homes and magically come up with the extra $50,000 to be able to close on the home. If only it were this easy! Be prepared to take your time finding the right home and shop in your pre-qualifying range.
Be clear on agenda: Be sure you and your agent are on the same page when it comes to agenda and expectations. Ask for things in writing so you each have a copy and can refer back to it if the need arises. As your agenda and/or criteria changes, communicate these things to your agent quickly so they can do their very best for you.
