Don’t take it personal. Our agents will give you tips on what to do to get your property “Show Ready”. Suggestions are not to be taken personally, living in our house and having it show ready are two different things.
Fresh Steps: things like fresh mulch and landscaping, fresh paint, pleasant air fresheners, clear the clutter inside and out and don’t forget the garage. There are some things that are really detrimental to a sale such as a smoke smell in the house or pet odor, while it can be unpleasant for some people, it can be dangerous to those with allergies to such things. (We are not suggesting that people get rid of their animals, we love animals as much as you do! We are just suggesting that extra care be taken, change litter boxes as often as possible, keep animals smelling fresh, keep the carpets and floors clean of pet hair and odor, etc.) But by all means, keeping loving your pets!
Maintenance Steps: Keep your lawn mowed and pruned. Keep leaves and twigs picked up, keep sidewalks and porches swept, keep the windows clean, replace torn screens or screen with holes in them, dust your ceiling fans, and keep your air and furnace filters clean. It’s the little things that make a big difference.
Control Emotions: While your home is a special place, you do have to let go of the emotional ties you have to the house. Easier said than done. We understand how hard it is to sell the house you raised your kids in, the house you purchased to be your forever house and now circumstances dictate that you must sell, etc.
We understand that life happens and it isn’t always what we had planned. Buying and selling a house can be one of the most emotional steps a person ever takes in life. Be prepared and stay aware of your emotions.
Don’t be deceived by television shows: We know, you watch a show, there is a showing on the home, the buyers fall in love and make a full price offer, close and live happily ever after. You could be setting yourself up for false expectations. Our market is currently not as bad as a lot of the country but we do have a lot of homes on the market and few buyers. Showings are fewer and farther between than we as agents would like. Offers are also somewhat rare and often the offers being received are low offers. Because there are lot’s of available homes and few buyer’s, we find buyer’s are testing the water’s and making low offer’s just to see what they can get. Do not be offended by low offer’s.
Be clear on agenda: Be sure you and your agent are on the same page when it comes to agenda and expectations. Ask for things in writing so you each have a copy and can refer back to it if the need arises.As your agenda and/or criteria changes, communicate these things to your agent quickly so they can do their very best for you.
